Good Morning Water Oaks!

The new stairs at 3924 are looking great! Hope all like the look that the community preferred. Gives the garden units a whole new look.

For the last two days we have had trimming of low hanging branches, shrubs out of control, and general cleaning up by Atlantic Arbor. They are the ones who responded so quickly when the tree fell across the driveway.

If anyone has ideas and would like to form a committee to celebrate the opening of the new pool deck, please let me know!

If you have a question about a rule or who is responsible for repair/payment of something-owner or association- many answers can be found on our website under documents. The calendar provides useful information of events.

Select recently sent out the current OMRR,. Owners, Maintenance, Repairs, and Responsibilities. This is a good reference for questions about who pays for repairs.

Reminders: No wipes can go in toilets.

Thanks for keeping the trash bins free of things that should go in a 13 gallon plastic bag!

Volunteers invited! We’d love whatever time you have to help and become a part of Water Oaks. It is not a lifetime commitment if you sign up for a committee or volunteer to help occasionally. 

Next Happy Hour: May 4: Note: this is a Saturday because of the Kentucky Derby! 6:00

Regular Happy Hour: Usually, First Friday of the month, 6-10pm. Bring your drink of choice and a simple snack to share. Dress casual.

Good Afternoon Water Oaks!

Just received an update on the stairs from our project manager, Philip Pointon, and contractor Dan Needham of Acelution: 

Precast treads are done and can be delivered.

Steel fabrication is done, but final sandblasting and galvanizing is about a week out before the first stair will be assembled.

Also, the entry gate will be fully operational by the end of next week. More information on that will follow.

Water Oaks Owners only: You should be receiving a mailing from Select soon about  the Annual Meeting, to be held on June 1, 2024.

Hi everyone,

There will be a Special Board Mtg on Sunday, Mar. 3, 2024, at 5:00pm. The agenda will only include 2 items: 

1. Vote on 3972 ARC for installation of an exterior electrical outlet.

2. Ratify unanimous vote for the Atlantic Arbor contract of  $4900 for trimming of trees/shrubs.

Next scheduled Board Meeting: Tuesday, Mar. 19, 2024 @ 6:30pm Clubhouse and virtual.

Hello All, 

We are just three months away from pool opening day! The concrete work is finished, and the pool lights and equipment are up and  running. The baby pool looks nice, too. New pole lights around the outside of the fence are the next project. Thank you to John Wessel, board vice president, for doing a tremendous job of overseeing this major project. It took a lot of time and dedication. Well done, John.

Garden Unit Stairs: Still expecting first set mid March. 

Acelutions will start welding everything together after their mockup verification tomorrow, according to Dan Needham at Aceolutions. 

Nominating Committee: The Annual Meeting for owners is coming up-first Saturday in June. At that time, two board positions will become open. There will be an election-however, we have no nominating committeeyet. It involves minimal work and Select mails out everything. Committee members just write up the announcement of nominations being accepted, call owners to see if they received it, and asks if anyone wants to run, then sends the names of those running with their profiles to the Board. Please contact a board member or Select if you will do this for us. You do not have to live full-time at Water Oaks to volunteer. Board members are not allowed to serve on the committee. Please help if you can.

*Maintenance Meeting:Monday, March 4, 2024 @ 5:30pm at the clubhouse. All are welcome. Chair: Yvonne Ruffing

March Happy Hour: Please join us from 6-9pm this Friday at the clubhouse. We’d love to meet you if you are new. Dress is casual-just bring your drink of choice, and a simple snack to share.

Dear Water Oaks Residents,

Our garden unit stairs project manager wrote:

* The steel fabrication is underway and all will be sent for the hot dipped galvanizing next week.
The precast concrete treads are still in production and are not due for a couple of weeks.
Dans best guess is the steel and precast are ready for the first stair by 2nd week of March.

* The pool deck is looking beautiful. All the concrete is poured and just a few details remain to be done! Thanks to John Wessel for overseeing this project.

* Anyone interested in helping with a pool grand opening committee for Memorial Day? Please email me.

* Our Select manager did a walk around our premises this week to prepare for a major tidy up of all our properties. Please check your front and back areas for decks in need of repair, decks that are over crowded and not in compliance with WO Rules & Regulations, parking lot windows’ neat appearance, clutter and items in poor condition, and overall tidy general views.

*Vestibules are cleaned every third Thursday by Winfield Professional Cleaners.

*Interested in running for the board of directors in June? You will be receiving information and forms from Select and the nominating committee soon. 

*Nominating Committee for Annual Meeting Election: We are in need of two owner volunteers

Good morning Water Oaks!

A bit of good news:

* our stairs project manager advises: Acelution is  “beginning fabrication of the precast treads and is in the process of taking receipt of the steel that is being sent to Richmond for hot dipped galvanizing.” Dan is coming out tomorrow to check epoxy colors and take more measurements!

* Casey Cole plans to begin pouring pool deck concrete tomorrow, if the weather cooperates.

* Our new cleaning company cleans the clubhouse, and vestibules of garden units and townhouses on the 3rd Thursday of each month.

LOST: A homeowner has lost an expensive hearing aid recently. If you should find it, please drop off at 3942 WOP.

Also, a woman’s black, lined leather glove.

*Next board meeting will be held on Feb. 19, 2024 @ 6:30pm. Clubhouse and virtual. The Jan. meeting was not held due to illness.

*Property inspections are completed each month by our manager. Please read the Rules & Regulations to be up-to-date on what is allowed. They are on our website.

*Thank you for cleaning up after your pet/s!

*Entry gate should be operating on a regular basis in early Feb.

Since I wrote that last sentence, the fire department has been to my condo with 2 trucks & 6 men. I was about to enjoy the afternoon with a nice wood fire going, but my damper fell down after the fire was had started. 

I put the flames out with my kitchen fire extinguisher, opened all the windows,& turned on my ceiling fans. Within 90 seconds my whole house filled up with thick gray smoke.  My cats went under my bed. I called 911 from outside. All of my smoke detectors were blaring. 

The fire company from N. Great Neck and Shore Dr responded immediately. I can not praise them enough! They were fantastic! 

I am relaying my story to remind you of how important it is to check your smoke detectors regularly. All 9 of mine had been replaced last fall, fresh batteries installed, & I had just replaced my downstairs fire extinguisher. Everything worked and saved me from a major disaster. 

Smoke detectors should be replaced at least every 10 years, batteries checked regularly, and fire extinguishers replaced if they have been used, or are in the red zone.
